When most people start thinking about buying a home, they automatically picture an existing house. They scroll through resale listings, compare neighborhoods, and assume that’s where the best value will be found.

But what if one of the smartest opportunities in today’s market is something many buyers haven’t seriously considered?

Recent data shows that the Tampa metro led Florida with approximately 2,300 new residential building permits in June, accounting for nearly one-third of all new-home permits issued across the state. That’s more than just an interesting statistic! It means buyers have more choices, more competition among builders, and more opportunities than we’ve seen in quite some time.

As a Realtor who has helped clients purchase both resale homes and new construction throughout the Tampa Bay area, I don’t believe one option is automatically better than the other. My job is to help buyers understand every opportunity available so they can make the decision that’s right for their family, lifestyle, and financial future.

One recent experience reminded me why it’s so important to keep an open mind.

I was working with a military family who initially assumed they would purchase a resale home. Like many buyers, they wanted the best value while also thinking ahead to future resale potential. We explored both existing homes and new construction communities, comparing everything from pricing and incentives to neighborhood features and long-term investment value.

What ultimately changed everything wasn’t just the builder incentives, even though those significantly improved the affordability of their monthly payment. It was something much simpler.

Wide sidewalks, thoughtfully designed streets, community amenities, and a layout that encouraged evening walks and meeting neighbors created the lifestyle they were hoping to find. Many of the older neighborhoods we toured simply couldn’t offer that same experience.

Today they’re happily settled into their new home, and one of the things they mention most often is how surprisingly easy the entire process was.

That’s why I encourage buyers not to overlook new construction.

Builder incentives can sometimes lower your monthly payment in ways that aren’t available with resale homes. New homes often include modern floor plans, energy-efficient features, warranties, and communities designed around today’s lifestyles. At the same time, resale homes may offer mature landscaping, established neighborhoods, and unique architectural character that some buyers value more highly.

There isn’t a one-size-fits-all answer, and that’s exactly why working with someone who understands both markets matters.

The Tampa Bay area continues to grow, and builders are responding by creating more housing opportunities throughout our region. More inventory means buyers have more options to compare, stronger negotiating opportunities in some communities, and a greater chance of finding a home that truly fits both their budget and their goals.
