Hundreds of people walked through the doors of the HOPE Expo in Pinellas County this summer with one thing in common: they wanted to learn more about becoming homeowners. As I reflected on the conversations I had throughout the day, one question kept coming back to me.
I spent the day talking with first-time buyers, families hoping for more space, renters tired of rising housing costs, and people who simply wanted to know if homeownership was even possible for them. They asked thoughtful questions, gathered information, and shared their hopes for the future. There was excitement, curiosity, and, in many cases, relief when they discovered there are programs and resources available that they had never heard about before.
But after events like these, something unfortunate often happens.
Life gets busy.
The brochures get tucked into a folder. Business cards end up on the kitchen counter. Good intentions slowly fade as work, family, finances, and everyday responsibilities take over. Before long, another year has passed, and the dream of owning a home remains exactly that, a dream.
Over the years, I’ve realized that the biggest obstacle to homeownership often isn’t a lack of desire. It isn’t always poor credit or the inability to save a down payment. More often than people realize, it’s simply not knowing what to do next.
Many future buyers assume they need perfect credit before speaking with a lender. Others believe they need a 20% down payment. Some think they’ll be judged if they’re not financially “ready.” Others are simply overwhelmed by the amount of information online and don’t know which advice they can trust.
Those misconceptions keep far too many people on the sidelines.
The truth is that buying a home doesn’t begin when you sign a contract. It begins much earlier with a conversation. A lender can explain where you stand today and what steps will help you qualify tomorrow. A Realtor can help you understand the process, explain today’s market, and build a plan that fits your goals instead of someone else’s timeline.
You don’t have to have everything figured out before asking questions or starting the process.
One of the things I appreciate most about the HOPE Expo is that it brings together housing counselors, lenders, Realtors, nonprofit organizations, and community resources in one place. The information is there. The people who genuinely want to help are there. The opportunities are there.
What happens after the event is what matters most.
Homeownership isn’t achieved through one giant leap. It’s built through a series of small decisions. Making one phone call. Scheduling one meeting. Reviewing your credit. Creating a savings plan. Asking questions before fear has a chance to answer them for you.
As a Realtor serving Tampa Bay, I don’t expect every person I meet to buy a home next month. In fact, most may be a year or two away, and that’s perfectly okay. What I hope is that they leave with something even more valuable than information…a plan. Because once you know your next step, the dream starts becoming achievable.
The Tampa Bay real estate market continues to evolve, and every buyer’s journey is different. Interest rates change. Inventory changes. Programs come and go. But one thing hasn’t changed: people still want a place to call home. They still want stability, a place to build memories, and an investment in their future.
That’s why I believe education matters. Guidance matters. Encouragement matters. Sometimes all someone needs is another person to say, “Let’s find out where you are today and what it will take to get where you want to be.”
If you attended the HOPE Expo this summer (or even if you didn’t), don’t let the momentum end there. Whether you’re ready to buy this year or you’re just beginning to explore the possibility, take one step. Schedule the conversation. Ask the question. Learn where you stand. You may be much closer to homeownership than you think.
After spending the day with hundreds of aspiring homeowners, I left more optimistic than ever. The dream of homeownership is alive and well in Tampa Bay.
